Hello Brothers:

We are currently appealing to the membership for some financial help. The current mortgage on our House will be satisfied in the next two months, however our House is in need of a new roof. We currently have a contractor ready to perform the work. This is the same contractor who did our renovations from the water damage. They did a great job and everyone was pleased with the outcome.

We currently have a reserve balance of approximately $40,000 between scholarship and ZPI. The cost to replace the roof is estimated to be $47,000 with another possible $9,000 in cost if the wood needs to be replaced (we suspect this will be the case).

We have been contemplating a new boiler, new bathrooms, and a new roof for years. The time has come to make these things happen. The boiler has been replaced and phase one of the bathroom renovations is complete. We have managed to do approximately $400,000 of physical plant improvements to our Chapter House with very little changes to our cash flow or reserve balances. The House hasn't looked this good in a very long time. We have the opportunity to capitalize on a great price for the roof repairs which will catapult us to the finish line on these projects. These improvements will allow us to leave our property in a far better place for future Brothers of the Chapter we love.
